Within 8 weeks of receiving initial instructions GVA NI has successfully let a prominent hot food takeaway unit in the heart of the Stranmillis Village Area whilst securing a 25% increase on the previous passing rent!
Within an area well known for its large catchment population of students, young professionals and families, the premises comprised a ground floor unit of approx. 807 sq ft. Associate Director, Liam McAuley who handled the instruction and who was acting on behalf of the landlord comments, ‘We were able to generate good interest in the unit from good market knowledge and a solid marketing strategy recommended to the client and adopted for the unit. This saw as a result a high level of interest generated in the unit with multiple terms offered and an end result which saw the clients rent roll increase by in excess of 25% of the previous rent obtained or the unit which was very pleasing!’
The whole process was very swift from agreeing terms to lease signing; which was appreciated by our client who commented “thank you very much for a great service”.
Liam negotiated a new 10 year lease to an established and well known Asian fusion offering based in the Belfast area and who were looking to expand their successful business. We anticipate their food offering of healthy Asian cuisine will be very popular!!
